Agencies publish on their own schedules, so some feeds run a few days behind. We show the latest record date so you know exactly how fresh each list is. Our latest hand check of 30 random items found 27 (90%) were real commercial, institutional or multifamily projects; a 10-item spot check on Oct 21, 2026 found 10 of 10.
Public open-data portals run by the cities and county: City of San Antonio Development Services (commercial applications and issued permits), City of Raleigh (development plans, pending and issued permits), City of Durham (issued permits), Town of Cary (permit applications) and Wake County (unincorporated areas and smaller towns). Every item shows its source and record number so you can check it yourself. The full source list with each feed's latest record date is on this page.
You can pull these records yourself, and we link every source. What you're paying for is the reading: we pull 6 to 8 feeds, drop single-family homes, fences, signs and small jobs, merge duplicate permits for one project, tag trades, score each project and send it to you. Over the last 4 weeks, each week had 340 to 620 raw records across both metros, and we kept 19 to 35.
Most permit services start when a permit is issued. We also read site-plan submittals (Raleigh) and commercial project applications (San Antonio), which come weeks or months before a building permit is issued. Durham and Wake County only publish permit-stage records, so in those areas we're at the permit stage like everyone else.
No card. Enter your email and metro, and Pro alerts start within 1 business day. On day 11 we email you a checkout link for $79/month. If you don't use it, the trial ends on day 14 and you drop back to the free weekly Top 10. There's nothing to cancel.
A short email on weekdays when something new matches your metro, trades and minimum value: address, stage, declared value, size, the firm named on the record, and a link to the source. There's an example on this page. You also get the full weekly list (not just the Top 10) and a CSV.
Yes. Pro and Custom Watch are month to month, with no contract and no annual commitment.
No. A filing means a project is moving through the city. It doesn't mean it's funded, awarded or open for bids. Treat it as a lead to qualify, not a bid invitation.
Our latest hand check of 30 random items found 27 (90%) were real commercial, institutional or multifamily projects; a 10-item spot check on Oct 21, 2026 found 10 of 10. We publish the misses, too: the most common one is a declared value that covers a whole project rather than one permit, and we flag those.
No. Only commercial, institutional, industrial and multifamily (5+ unit) projects. The contact shown is the firm or person the agency lists on the filing.
Possibly. We need an open permit feed with value fields. Email us the metro and we'll check it. Custom Watch can also follow specific jurisdictions or keywords.
